Block Property Management

The efficient and proper management of a block of flats is imperative, not only for the landlord but especially for all the leaseholders and residents in the block. Keeping the block clean, well maintained and informing tenants of their likely service charges is all part of our aim to keep block management transparent and beneficial for all involved.

What We Offer

We offer our block management services to all sizes and types of buildings containing flats. Nothing is too small or too large as they are all important. Creating a pleasant and healthy environment is top of our list and this begins with happy leaseholders. Our block management service includes:

  • Point of contact for all leaseholders and subtenants
  • Keeping full and accurate records of leaseholders and subtenants
  • Preparation of service charge budget/estimate and preparation of service charge accounts
  • Maintenance of service charge reserve fund for anticipated expenditure (if required)
  • Arranging for buildings insurance cover at the best rate for the cover required
  • Arranging for regular cleaning of common parts
  • Ensuring common parts comply with Health & Safety requirements and arranging for the necessary Health & Safety and Fire inspections
  • Attending to routine maintenance issues and instructing tradesmen
  • Collecting payments from all tenants for service charges and ground rent. Chasing for payment
  • Receiving notices on behalf of any leaseholders – e.g. notice of subletting
  • Dealing with landlord’s management enquiries in respect of sales of individual flats and the provision of information packs. (please note: an additional fee will be charged for this and is payable by the leaseholder)
  • At least 1 x annual inspection
  • Bookkeeping of payments in and out and providing quarterly reports
  • Periodical updates to all tenants, as required
  • Liaising with your accountants for the preparation of yearly accounts
  • Liaising with any appointed surveyor for the apportionment and preparation of service charges budgets to be divided between the leaseholders as per the terms of their leases
  • Preparation and service of Section 20 Notices in respect of any substantial works to be carried out (please note: this may attract an additional management fee)

Our block management fees are usually charged per flat depending on the amount of flats in the block and their location. We operate minimum fees for smaller blocks which start at £1,950 plus VAT per year (for the whole block). Management fees are usually charged to and paid by the leaseholders as part of their service charges.
