Property Sales

Selling a property can be challenging, especially in today’s ever changing market. We take care to make sure that your property is marketed properly so as to gain maximum exposure. This includes taking high quality photographs, preparing accurate floor plans, describing the property accurately, choosing the appropriate online platform, preparing sales brochures and where necessary, holding open days and other marketing events.

We regularly work with associated estate agents and property experts in order to put your property in front of suitable buyers in the right locations. As we have an in house legal team and access to Land Registry documents, we can consider any legal issues identified by potential buyers and deal with them quickly and efficiently.

What We Offer

We will act on your behalf as your sole selling agent. This means that, during the sole agency appointment term, we will be the only agents who will be permitted to market your property for sale. With our sole agency appointment, we are more than pleased for you to privately source a buyer. If you are successful in privately sourcing a buyer, then we will agree that our fees will not be payable unless we have been instructed to negotiate the deal on your behalf or have otherwise become involved in closing the sale.

Instructions provided on a sole agency basis are subject to a minimum contract period of twelve weeks commencing on the date the contract is signed and will thereafter remain in force on a four-weekly rolling contract basis. Either party may terminate the sole agency instruction by giving no less than four weeks’ written notice to terminate.

We will act on your behalf along with, usually, one other agent. This means that, during the joint sole agency appointment term, we along with the other appointed agent(s) will be the only agents permitted to market the property for sale. We will work together with the other agent(s) to adopt a suitable marketing campaign and so as to gain maximum exposure to the more suitable buyers. With our joint sole agency appointment, we are more than pleased for you to privately source a buyer. If you are successful in privately sourcing a buyer, then we will agree that our fees will not be payable unless we have been instructed to negotiate the deal on your behalf or have otherwise become involved in closing the sale.

Instructions provided on a joint sole agency basis are subject to a minimum contract period of twelve weeks commencing on the date the contract is signed and will thereafter remain in force on a four-weekly rolling contract basis. Either party may terminate the joint agency instruction by giving no less than four weeks written notice.

We will act on your behalf along with various (more than one) other agents. You will be able to appoint as many agents as you wish to market your property for sale. In such scenarios, it is crucial that all agents work together so as to avoid viewing clashes and differing information being provided to potential buyers and online.

You may terminate the multiple agency instruction by giving no less than four weeks written notice.
