Need to find a Property? We are here to help. We specialise in sourcing and introducing properties in and around the London area. Whether you are looking for a residential property to live in, an investment property (commercial and/or residential), land for development or any other type of property, simply tell us your requirements and we will begin searching for you.
This service is for clients who wish to buy property in London and the surrounding areas. This service is entirely bespoke to each client and their specific requirements.
As part of our service, we will meet with you and/or arrange a conference call to discuss in detail:
- What type of property (or properties) you are looking for
- The desired location
- The reason for purchase
- Your budget
- Stamp Duty Land Tax and other concerns
- All other details relevant to your proposed property purchase
We will then speak with our various contacts in the property industry and search the open market and upcoming auctions in an attempt to source properties to suit your requirements. If a property is not for sale but you are interested in purchasing it, pursuant to your instructions we will ascertain who owns the property and contact them with a view of making a deal to purchase the property. We are often privy to off market and properties not advertised online which, if suitable, we will recommend to you.
Once you are interested in a property which we have introduced to you, we will provide an estimated rental income for the property and other useful calculations, if you so require. We will also give an indication as to our own valuation of the property.
Once we have sourced an appropriate property for you, we will liaise with the seller and/or their agent and negotiate terms and timescale for the purchase. We can visit the property, instruct professionals on your behalf – such as solicitors, architects, surveyors – liaise with any lender and can provide preliminary advice on development costs and gross development values.
We will be on hand to answer any queries which you may have during the purchase process and deal with any issues which may arise in order to finalise the purchase.
Our fee is only payable on exchange of contracts and is based on the final purchase price of the property. Therefore, you only pay the fee if you proceed with one of the properties which we have introduced to you.
